So, the day was a breeze not to smoke - only once did I really want to light up... but now that evening is hear I think I will need to hit the tredmill and water. 

Replace a bad habit with a good habit... out with the bad and in with the good.

Closet Smoker | Time to Quit

Ok - I confess - I am a closet smoker.  It is a stinky nasty disgusting habit - I begged my kids not to smoke, hated it when my mother smoked, and swore I would never do it... but as a lot of people my age did - I some how started smoking.

Now, most of my clients have no clue I smoke.  I do not smoke in my car, not in my house, not around my grandkids.  But if I can find somewhere away from people I am lighting up.  My goal for March is to stop this compulsion completely.

I have tried several ways to quit and each time it has become a pause instead of a quit.  So this time I am not quiting... I am becoming a non-smoker.  I have learned that when you tell yourself you are quitting you never make it... who wants to be a quitter?  So a non-smoker I will be.

I googled "stop smoking" and found over 15,000,000 sites.. does that say anything about where we are as a society?  I must not be the only one that is ashamed of the fact that these ugly smelly butts get the best of me. 

I am looking forward to using less lotion because I will not have to wash my hands to hide the smell.  I will use less toothpaste because I will not have to brush my teeth after every smoke. 

I hope that someone out there has the same mindset and is ready to make it through the day without smelling like an ashtray.  I would sure enjoy the company.

Answering Ad Calls - Becoming the Buyer's Agent

When a client sees an appealing ad in the paper and decides to call the real estate office for more information, they have several questions in mind.  They have pre-planned their pattern of inquiry.  They fear of the unknown voice who will answer the telephone.  That's YOU!  Many times such a caller has conjured up an unflattering mental picture of the Realtor.  Keep this in mind when you answer they telephone and make every effort to project a warm, pleasing personality to the caller soon to be Your Client.

Be Cheerful- Many people blessed with naturally friendly personalities become awesome creatures of dull wit and curt conversations when they pick up a telephone.  Be cheerful on the telephone.  Let the caller know you are smiling while you are talking to them.  Let them know you are pleased they called you. 

The client who calls you on a newspaper ad seldom buys the property they call on.  Every reader will picture an advertised home differently.

Experience shows and demonstrates that it requires several calls before someone calling buys the home that is advertised.  We place ads in the newspaper to secure buying prospects, not to sell specific homes.  The exception to this rule is the unique property for which an advertisement would be necessary to bring it to the attention of the public this ad is generally much different than your common Saturday Real Estate Section copy ad.

When you are the floor agent, consider the sales call as being a person who wants to buy a house, but not necessarily the property advertised.  You have to get them in to  the office, that is your job.

Everyone is looking for a bargain.  Many times I have taken calls on ads listings that for an 80/20 loan would require $50,000 to $100,000 down only to find that the person calling needs 100% financing and qualifies for a lot less house.  They have simply called out of curiosity.  The ad has done the job in finding a client.  Finding the specific property for this new client is my job.

Thank You Little Brother

I know we have all had that moment in our career that our client or something around us brings up the dreaded subject of poltics.  We all know to avoid this subject and we often fall into the trap of putting our foot in our mouth.  Well I had it happen to me, I am on floor duty and get a sign call, we are talking about property and she realizes that the property she has called about is way out of her price range.  I tell her how I can assist her and save her a lot of time, frustration and gas.  She is thrilled - she gives me her phone number to call her back in a little bit to set a time to meet, but just before we are going to hang up my cell phone rings.  I silence it to be polite, but I look at the number - it is my little brother, he is calling from Afghanistan.  I very rudely tell this what I thought to be new client - " I am sorry - I have to go right now - my brother is calling from Afghanistan."  And before she can say a word I hang up.

Daniel J EgberI answer the cell phone and it is my brother - I am scared to death something is wrong.  The time is like 2 p.m. that means it is 3 a.m. where he is... what is he doing calling?  He just wants to hear his big sisters voice.  We are 18 years apart in age, in fact my son is only 4 months younger.  I am touched but not believing it.  He says no... really I just wanted to hear your voice and thank you for being sure I bought a house before I left for over here, you were so right, it makes things easier knowing my wife and daughter will always have the same house, that when I come home I will really come home.  Of course I cried, the laughed and told me he was going to bed.

My son and my brother both have served our country and continue to do so... I am so very proud of them.  As I sit there with tears streaming down my face trying to figure out what I am going to say to this lady I so rudely hung up on, I hear that I am being paged to the front desk.  I think wow great timing I can put it off for another few moments anyway.

When I get downstairs to the front desk a woman I have never met is standing there... with tears in her eyes.  She says - I just had to come meet you.  I knew when you hung up you were anxious to talk to your brother, but just last night we got the call that our nephew lost his life in Afghanistan.  I didn't want you to be alone if it was bad news.  - It was the lady I hung up on... amazing - she drove 17 miles to be with a perfect stranger.

Come to find out - her nephew was in the same unit as my brother - they knew each-other - and his death is most likely what stirred my brother to call.  The bond that was created between myself and this new found friend and client is unlike any other.  So, Thank you little brother, thank you for always being there for me, thank you for being the man you are and thank you for letting us all sleep a little better at night.

Don't Ask Me To Help YOU Put Your License On The Line

I got one of those calls today that makes you cringe...  

It amazes me how many Realtors from the metropolitan areas of Oregon will call to ask for assistance in showing property in a resort that is 200 or so miles away. 

When quizzed as to what their intentions are - they simply state they have a client that they are meeting here in Sunriver, Caldera Springs or any of the other resorts and their lock box supra key does not work in our area. 

So they want me to spend my valuable time opening houses for them - for FREE- When I ask them what they know of the resort they generally tell me that they have been coming to Sunriver for years! 

Wow that makes you an expert - you come on vacation and you have seen the resort grow - you have enjoyed fine dining, wonderful outdoor life and most likely a night in the hot tub.  But What Do You Know?  Do you know anything about the CC&R's, the HOA, the standards of the area, do you know anything about future plans, do you know what areas allow nightly rentals and those that do not? Most Likely Not. 

Generally I simply say this - I really can not put YOUR LICENSE on the line - You see it would be a conspiracy if I were to assist you in giving your client less than adequate representation.... (NEXT...)

I of course offer to show their client and them the area, help them through the issues of the area and educate them on the market for the day - in return - I will gladly provide a referral fee to the broker. 

About 50% of the brokers realize that they have almost made a huge mistake and they take me up on the offer.  My worry is what happens to the other 50% - Do they find agents to let them into homes?  

Be careful that you know the area - know the market and if not - be a professional and hire a professional.

Spring Buyers - Buy Now You Will Thank Me Later

Earlier this month the groundhog gave us his yearly visit - and did not see his shadow - Spring is just around the corner - with that in mind I am gearing up and getting ready for the spring time buyer.  Central Oregon has a lot to offer to all buyers - with the appreciation that we have seen and are still seeing now is the time to buy.  Even Donald Trump has heard of Bend, Oregon. 

Oregon as a state is very diverse we have several mountain ranges, lakes, rivers, metorpolitan areas, country living, resort living, the ocean, the desert, if you want it or want to be close to something chances are you will find it in Oregon.

Central Oregon still has that small town feel, even in Bend our largest city, it is not uncommon to find yourself in line at the store behind or in front of someone you know. 

It is common to find your dream home here sits on acreage here instead of a city lot.  If you are looking for a slower more relaxed place to live or call your second home, I would strongly suggest you check out what we have to offer.

Caldera Springs - Central Oregon Resort

Ever wonder where the family traditions have gone in the world today?  I am fortunate enough to work in an area that families seem to gravitate to and can be seen enjoying themselves often.  Central Oregon is one of the most beautiful regions in the country.  We have so much to do and getting back to nature simply means for most of us walking out our front door. 

Just over a year ago the first phase of Caldera Springs lot sales was underway - what a difference a year makes.  We all knew the excitement for this resort would bring buyers from all around the country and it did, what we were not expecting was the level of integrity, thoughtfulness, and concern for the area the resort would be developed under. Caldera Springs is located across South Century Drive from Crosswater and behind the Sunriver Business Park.  This was a 400 acre parcel that the developer was able to purchase, the land had been Forest Service Land.

Caldera Springs truly is a resort for everyone, it is family friendly, offers golf course views, mountain views of Mt. Bachelor, Broken Top, South Sister and Paulina Peak.  The man made stream and lake system offers water front property in an area of huge old growth (actually called 2nd growth) Ponderosa Pine trees. 

There are currently several lots available in Caldera Springs and most of them have some kind of view - as spring approaches more lots will become available that were previously not offered by the developer.  We can also look forward to receiving information on the 150 or so condos the resort will be building near the Lake House.

Property Search on your web site

I have both featured homes and a general mls search available on my web site - I do not get nearly the lead generation I would like to see in comparison to the unique visits I have - do you ask for personal info prior to allowing them to search?

I really would like to fnd some call to action things on my page - any advice would be appreciated.

Print Ads

Which print ads do you find to be the most effective for your business?  I have tried a couple of the full color magaziines and one seems to produce a few more leads - not always as warm of lead as I would like but ok... our newspaper seems to only appease the seller - are there any publications that any of you have had great success with?
