Sunriver Growing Pains

I received a great call from a concerned citizen regarding the mall update at Sunriver - what many of us have known as the Village Mall will most likely undergo some major changes. The Mall sold last year to a group of home owners and Sunriver visitors which formed an LLC called SilverStar, LLC this group of investors either own Sunriver property or are frequent visitors of Sunriver.

 So, some of you may ask why the concern over the changes - we all know that the mall has seen better days and could use a face lift. The concerns of many seem to be the addition of 100's (yes 100's) of residential properties. The plans include townhouses, flats and a 75 foot tall lodge. The mall will almost become a resort within a resort. Parking - are you thinking what about parking - I know I did - according to what I have read there will be on street parking and underground parking.

Trust me, I too wonder how crowded things may become, will the bike path's become an I-5 as one reader commented to me or will the pools be even more crowded than before? All of these are questions that have been asked and although I can not give you solid answers I do believe that the investors at SilverStar enjoy Sunriver as much as those that are concerned. SilverStar seems to be trying very hard to keep the public informed with public meetings and articles, this is an approach that is refreshing to some and cause suspicion to others.

Warren You Will Be Missed

It is funny how we do not know how many lives we touch.  Warren Fitzgerarld passed away this week while working in California.  Warren was the driver of #711 in the Sportsman class of Madras Speed Way.  This summer our family spent a lot of time there.

Although our family had sportsman drivers too, we were rookies.  Warren always went out of his way to help anyone he could.  When we would run into Warren around town he always had a smile and a helpful heart.  He will be missed by our family.

I do not know if he ever knew how much he touched us, our hearts are heavy as Warren leaves a wife and at least one step child.  Clint his step son must be a wreck, Clint also raced, he was a Junior Racer - although only 15 he placed 2nd in the Junior class.  Not only has Clint lost his hero but the man who taught him values, and so much more.

This family is struggling and we will do what we can to help - please keep the Fitzgerarld family in your thoughts and prayers.

Fall Is The Perfect Time To Buy In Sunriver.

Now that school is in session and Sunriver is in what we call the "off season" (after school starts and before the snow flys) it is the prefect time to buy your vacation home. Most of the rental companies are running specials that allow for 3 nights for the price of 2.

The greatest thing about viewing property at this time of year is that with the lower number of guests more homes are available to see. Many times during the summer months guests come to Sunriver and decide that after being here for the third or fourth time maybe they should buy a home. The problem is, most of the rental homes are rented during this time and when they are rented we can not show them.

Fall buyers benefit from having the opportunity to view more choices and the fact that the time where most buyers have gone home, which often times brings more motivation from the seller. The days are still warm, the evenings are cool, but you can still golf, although there will occasionally be a frost delay.

A perfect example of having choices is just today, I showed 17 homes to buyers. Of those 17 homes 12 were vacation rentals, had I tried to get into these homes in August chances are pretty good they would have been rented. But, with school in session and no snow on the mountain yet, they are vacant and ready for your viewing pleasure.

Prices in Sunriver vary from the mid $300,000 range to well over a million. There truly is something for everyone. Another great piece of information is the lower priced homes are not always homes that require a lot of updating or remodeling to be fully enjoyed.

Having a Sunriver agent is very important when buying or selling a Sunriver home. Oregon Smoke Alarm Info - For Sellers & Buyers

One of the most common items found on home inspections in Oregon are the issue of out dated smoke alarms. In Oregon it is law that when a home transfers ownership all smoke alarms must meet the current code set forth by the State Fire Marshall.

 REALTORS® are the main source of enforcing this issue. Some, do not like being the strong arm of this, however I feel that I would rather protect my seller to be within compliance and my buyers to know they are a little safer.

The law is actually pretty simple, all smoke alarms must have a hush feature. The reason is - we saw too many fire related deaths due to smoke alarms that had been taken down when some one burnt the toast or bacon.

A hush feature allows you to silence the alarm without taking it down or taking out the battery. One of the biggest complaints of this law is that the a hardwired alarm must be replaced with a hardwired alarm. If your home has battery operated alarms - then they can be replaced with battery operated ones, but they must have a 10 year lithium battery.

An Easy Hike In Central Oregon

salt creek fallsOne of my favorite places in Central Oregon is Salt Creek Falls - Salt Creek Falls is located on Hwy 58 on the east side of the tunnel for those of you familiar with the road.

Salt Creek falls has been a family tradition for myself and my kids for years. I can remember when you parked along side the road and hiked down to the base of the falls. We would stop on the way home and hike down, pack a picnic and enjoy the view - it is not a long hike but it is fairly steep.

In the winter the kids were always disappointed that we could not get to the falls. About 10 years ago the State made this beautiful area a rest stop and State Park - My kids were thrilled, because although we could not get to the bottom of the falls in the winter we could get to the top of them.

So, this week as my daughter and I were just spending some quality time together as mom and a grandma with 2 joyful little boys we headed to the bottom of the falls. It is amazing how much easier it is to get to the bottom compared to getting climbing back to the top.

Mt. Bachelor Gearing Up For Ski Season!

Ski season is just around the corner and Mt. Bachelor is gearing up for the new season. With a new general  manager, snow just around the corner and reservations starting to come in for the Thanksgiving weekend at the resorts. It is time to start thinking of season passes, winter tires and waxing the skis.

Sunriver offers a couple of great choices for equipment rental and purchases. Be sure to check out the Village Bike & Ski Shop or 4 Seasons both shops have very knowledgeable folks working them and are very pleasant to work with.

Getting to Mt Bachelor from Sunriver this year should be better than the last several years as the road has had a complete upgrade. If you are staying at with Sunriver Resort there is shuttle service available to the mountain.

Little Guy Shares With Big Guy

 Does the size of the serving count? Or is it all about sharing?

This week grandson #7 celebrated his first birthday - and being the sweet little guy he is he tried to share his cake with his grandpa mike.

I found this photo to be the one that I will always remember and will be using for my motivation over the next couple months.

I look at this great photo of with the innocence of a child sharing the icing of his cake - what is your icing and your cake? What do you share with your clients, your fellow AR members or your family.

My second thought of this photo is the size difference, the baby has the power of the cake, and he is sharing it with is big ole bear of a grandpa - my husband does have large hands, but I love the thought that this little guy is sharing with the big one.

Our moral - us little guys have a lot to offer to the big ones out there - share and share alike hope you enjoy this as much as we did

Your Report Card For Your Flip!!! Get It Before The Buyer Does!!!

 You know you are in stiff competition for the qualified buyers that are currently out there. You know that you purchased your home during the height of the real estate frenzy. You did a lot of the work to make this sale a profitable one yourself.

Now we have a buyer that has offered you a price for your home that you are in agreement to sell for. The buyer has hired a home inspector and the home inspection report is in, along with a repair addendum. Are YOU ready to see what might be considered the report card of your hard work and money?

There are issues - plumbing - did you check it for leaks under the home? While you were under there did you check for the wires you abandoned - you know they are still live (a major fire danger).

 There is more - but you insist the professional is wrong! Now, it is your turn to step up to the plate and hire a professional to complete the job correctly.

Now, I know this sounds harsh and could scare those of your that are thinking you could turn a fast dollar "flipping" homes. Let me tell you all of these items could have been corrected if one of three things had happened. #1 the seller had checked his own work or #2 he had hired a professional to do what he was not capable of doing or #3 they had the home inspected as I suggested before putting it on the market.

Today's buyer has a lot to choose from and although your flip may look like the best thing on the block, how will your home inspection turn out?

Hire a Home Inspector to check your project BEFORE you list and your sale will go much smoother.
