Central Oregon Bank Owned Properties

Many buyers today are seeking Central Oregon bank owned properties. Buyers believe bank owned properties offer a home at a price lower than other homes on the market.  This is not always the case.

Bank owned properties in Central Oregon usually come with their own list of issues.  Bank owned properties are sold as is generally.  The buyer needs to be very careful, every property should have a home inspection prior to closing but with homes that are bank owned should be inspected even more.  Here in Central Oregon there are other issues that a local REALTOR® will be able to advise you of also.

When purchasing a bank owned property the buyer will not receive a Seller’s Property Disclosure, the bank knows nothing about the property.  HUD homes do have a property report available, but this should never be used in place of your own home inspection.

Bank owned properties can have hidden issues, with winter quickly approaching these properties have a chance of broken (frozen) pipes and more.

Your list of bank owned properties may hold your dream home, but remember there are other homes in these same price ranges that actually may give you a better home at a better price - give me a call and we can go over what there is to choose from in the area you desire and the price range you qualify for.

Buyers Looking for VALUES Deserve Great Representation

It seems that the home buyer of today in the Central Oregon Real Estate market wants to see a good value in what they buy and rightfully so.

The market of a year or two ago was driven by the emotional side of buying - everyone just had to have that house. “Money was cheap” times were good and no one thought it would change.

The buyer has more choices today then they have had in over 20 years.  Finding a home is not the problem the problem is choosing the right home.  That is where an agent that is active in the market can help you.  Any real estate broker in Central Oregon can pull up a list of homes under $200,000 - how many of these same agents have been in any of these homes?

Very few of the agents consistently participate in the REALTORS® tour, many of them have other jobs and seldom do they do any previewing of the homes currently on the market.  The buyer today is doing their homework and you buyers deserve an agent that knows the market, knows the homes in the market and can tell you about the local issues.

I love to give buyers a clear picture of what they are looking at.  Many buyers do not realize that there are actually owner occupied homes that are not in short sale status for less money than Bank Owned Properties.  Let me be the one to show you some of these great properties before you get ready to take on all those home repairs.

Buyers the time is great for buying, rates are low you have a ton to choose from….. but you also have a lot to be aware of.  Call me for your home buying needs, especially in the Southern Deschutes County area or Northern Klamath County area.

Why I Love My Real Estate Profession

Fred Chamberlin thought it would be fun to tag me with the newest type of me me - Why I love My Real Estate Profession.  I do love my job - but have tried to avoid doing this post.  Not because I do not want to share why I love my profession but because I have been enjoying sitting back and watching others.

My story is more of how I got here than why I love real estate. I got my start in real estate long before even I realized it.  It seems every occupation I have had in my life has led me to be a Full Time Central Oregon REALTOR.  I have worked in several fields that all helped mold me into a great REALTOR.

While supporting my children I had a wide range of jobs - not careers but jobs!  I worked for a drilling company - this helped me understand, range, townships and sections.  I learned the drilling process and a lot about the well industry.  Then came insurance, homeowners insurance and the in's outs and pit falls.  Some how I stumbled into a law office and a lot of education in law.

In 1994 I decided to come home - back to my roots.  Back to La Pine Oregon where I grew up learned right from wrong and felt safe.  I did not want to stay in the law field, even though I loved it, the world in a law office is a pretty dismal one most days.

Upon returning to Central Oregon I landed my first real estate related job.  Assistant to Rick DeLuca - Rick had a small family business that was the support staff and heart beat to his Real Estate Seminar business.  Rick has a large following and is an amazing teacher, person and was one of the most successful real estate brokers I have encountered.

Working for Rick, I helped agents across the Country and a few other Countries.  I had the opportunity to talk with and assist agents put Rick's systems into place.  The real estate seed had been planted.  Life dealt me some strange cards and I had to leave my position with Rick.  It was one of the toughest things I ever did, I loved working with Rick and his family.

Next came a few odd jobs including housekeeping in Sunriver.  Sunriver is a resort here in Central Oregon, and often times during the busy seasons the vacation rental companies need more help then they can hire.  My sister in law was the executive housekeeper for one company and had 4 girls quit during 4th of July week.  I took a job with her and worked the summer.  Who would have thought it would help me be a better REALTOR, but it did.

Once summer was over it was time to go back to the office setting what was in my blood.  Because my supervisor was a relative I thought it would be better to ask the owner of the company to be my contact and reference, so I called him.  He was gracious enough to agree with my thoughts on needing a believable reference but wanted to know what type of job I would be applying for.  When I told him, he hired me as his assistant.  He was and still is the owner of a Real Estate company, a competing Broker, a long term rental company, vacation rental and a couple other ventures.  This was the beginning of my Real Estate Career.  I started taking the courses to get my real estate license.

Another top broker noticed my work ethic and drive and asked if I would come to work with her.  I jumped at the chance to have my hands in the volume of business she did and took the position.  For 4 years I helped build her business and wrote hundreds of offers, listings and served as the transaction coordinator and listing coordinator.  Eventually all assistants spread their wings and head out into the world of Real Estate on their own, and I too found the time where it was time to serve my own clients.

Today I am a Broker with RE/MAX Sunset Realty and love it!  I look back and my entire life has provided me the path to be a great broker.  My knowledge of the area, my knowledge of the workings of some of the items that make or break a real estate deal all come from the path that led me here.

I love my profession - I am Your Real Estate Professional in Central Oregon - Feel Free To Call Me Anytime.

USDA Rural Guaranteed 100% Loan Program for La Pine Oregon

Fred has been able to help a couple of my clients with great rates and service.

Via Fred Chamberlin - Eugene/Springfield's #1 Experienced FHA Mortgage Consultant:

One of the biggest things stopping people from participating in the American Dream today is the ability to come up with the down payment. While talk of a credit crunch keeps some buyers sidelined because of credit problems, many others with good credit are able to get the best deals in years including programs with no down payment!

The program leading the way in no down payment requirements (for non veterans) is the USDA Rural Development loan. This loan is available right now for La Pine and who better to show you homes in this community than Thesa Chambers with RE/MAX Sunset Realty in La Pine.

To qualify for the program (it is income limited), a family of four cannot have a total household income of more than $70,750 per year. That is a pretty liberal guideline.

If you are interested in property in this area and would like to see if the address falls within the USDA "footprint" click here

So - THE TIME IS RIGHT!  We have many properties on the market, we have MONEY TO LEND, and the Federal Government is giving First Time Homebuyers a $7500 tax credit if they purchase prior to next summer!

For more information on USDA loans, and to see if your household income qualifies for this NO PMI loan, please click here. If you want to get the mortgage qualification process started, either call me at 541-342-7576 or fill out an application on line here.

Sunriver Oregon Homes - Priced To SELL!!!

Sunriver has always been one of the higher priced areas of Central Oregon Real Estate.  With the slower market - Sunriver has once again become affordable to buyers.

After reviewing homes for sale in Sunriver, it became obvious it was time to get the word out.

Buyers that I had worked with 2 or 3 years ago that did not buy were priced out of the market.  Today - these buyers can buy their Sunriver Vacation home for less than they were considering previously.

It is not uncommon for a home in Sunriver to be priced at over $300 a square foot.  A good buy has for the last couple years been anything under $300 a square foot.  Tonight when I looked at all 159 homes for sale in Sunriver I found 40 of homes priced under $250 a square foot.  Many of these homes are already updated, being sold furnished and are ready for you to make them your dream vacation get away.

If you have always wanted a Sunriver Vacation get away and thought you had been priced out of the market, you might check the homes available under $250 a square foot.

It's HERE - Snow Has Arrived in Central Oregon!

Now is the time to make sure you add a few minutes to your commute time.  Allow more time to stop and watch out for those shady spots.

Central Oregon real estate photos will be changing rapidly - home seller's it is time to take inventory.  Put away all those items that snow and cold can ruin.  Patio furniture, potted plants and the like - we can still get some great photos of your home in winter - if before it freezes we prepare.

  • Clear off your deck
  • Clear the walkways
  • Cut the weeds so we have a clean slate for the snow to be beautiful

A lot of buyers are excited to see your home with snow on the ground - so instead of groaning - let's celebrate.
